Update on January 27th, 2022: The tenant has asked the property manager to convert this property to Section 8, and if we do not comply, she may vacate the property. This was put to a governance vote, and the winning decision is to not convert the property to Section 8 and allow the tenant to vacate the property. The Property Manager has been notified of the LLC's decision and will be acting accordingly. Any new updates on the status of this property will be posted here immediately.
The issues in the inspection report have been repaired by the seller (see Amendment 1 in the property documents link)
Updates:
Update 8/30/2022: The Property Manager has conducted a compliance inspection with the city to renew the annual Certificate of Compliance. The property did not pass the inspection and requires the following work to be completed for rental compliance: Add Co2 Detector in hallway, scrape and paint any flacking paint throughout the house, replace missing siding and facia around house, seal all holes and cracks in block around house, seal hole in wall from old ac set, remove wiring PVC flex, repair/adjust door so it closes properly, install GCFI outlet and cover in bathroom and laundry room, install solid or solid flex duct seal properly on dryer, and repair or replace damaged floor drains (per inspector install cap). The total cost for repairs is $2,977. These funds will be deducted from the Maintenance Reserve which will be replenished via 10% of the property's cash flow until it is full again.
