Update 10/17/2022: The tenant reported damage to the exterior door. The Property Manager boarded the exterior door to secure it and made sure that it was functional. The cost of this emergency repair is $274. The PM visited the property again to replace the exterior door. They stated that the board was a temporary fix and the exterior appearance would flag a code violation. The cost to replace the exterior door is $325. The total cost of repairs is $599. These funds will be deducted from the Maintenance Reserve which will be replenished via 10% of the property's cash flow until it is full again.
