Company Description

A message from the founder

"I worked alongside my brother, John D. Sullivan, Jr., ‘Sully’, for more than 20 years, both at the Pizza Center, when he owned it, and then later, at Sully’s Pro Pizza. My brother was not only known for his pizza, but also for his contributions to the community, a strong work ethic, and a commitment to delivering top quality product. I wish to continue this tradition by doing the same, as well as adding value back to our community, rewarding them for investing in a community-focused business.

With demand for our pizza growing like crazy, we're excited to be expanding to a new location in downtown Winthrop. The lease is signed and we can't wait to share our pizza and opportunity with the greater Winthrop community.

Old school pizza made with quality ingredients and love, continuing the tradition my brother started back in the day!"

Paula Corbett, Founder - Sully's Pro Pizza

  • The average American consumer spends 5.6% of their annual expenditure on food and beverages outside of the house.

THE MARKET

We've modeled our projections to be conservative, based mostly on take-out pizza sales and a low front-of-house cost. We expect revenue to grow naturally as word of mouth and social media presence expands, leading to increased foot traffic. We will also be utilizing third-party delivery services to unlock additional demand as we grow. Our strong relationships with local distributors enable us to maintain a low cost of goods sold and price our pizza competitively.

Most downtown areas have multiple pizza locations to satisfy growing demand and give options to pizza lovers across the spectrum. The Sully's Pro Pizza is the thin-crust bar pizza staple made with the tried-and-true recipe that many Winthrop residents remember and love.

Location Highlight:

Sully’s Pro Pizza has secured a lease on a location in the heart of Winthrop Center. The business will join the bustling town center surrounded by banks, markets, and salons, and become a great lunch option for workers in the area. The location has a 73 Walk Score, a 60 Bike Score and is very accessible via public transportation.

There are a number of other Pizza shops in Winthrop and the surrounding North Shore area, including low-cost options like Pizzeria Regina’s, as well as more luxury alternatives like Ciao! Pizza & Pasta. However, with the legacy of Sully’s Pro and a devoted fan base earned during a tenure in the Winthrop Elk Lodge, the competitive landscape is very manageable.

Paula Corbett
Owner
My brother owned the Pizza Center in Winthrop MA from the late 70s to the late 90s. It was a booming business, and I worked for him from the time I was 10 years old, all through high school and into my 20s. He opened a new place, Sully’s Pro Pizza, in the early 2000s. I recall the excitement from everyone in town, reveling in the notion of Sully bringing back the best pizza in town.

Sully's shut down after he passed and, years later, I'm bringing the family business back to Winthrop. I approached the Winthrop Lodge of Elks with my idea of opening a pizza kitchen in the Lodge and they were very receptive and supportive. They supplied me with the kitchen space and a small pizza oven, and I was off and running. I still can’t believe how seamlessly everything came together for me, but it has been a LOT of work. I started a Facebook page and when the word got out that Sully’s was back, it was totally insane.

I started looking for a storefront of my own, and the perfect spot showed up relatively quickly. With lease signed, I'm seeking to share our success with the people of Winthrop, bringing Sully's Pro Pizza back to every smiling face and every family dinner table I can.
